Data-led maintenance · Acutro Core, WaterGuard and Advisory
Maintenance, proved every few minutes. Not periodically across the year.
Acutro Core reads the data your buildings already produce, checks every enrolled asset against agreed parameters around the clock, and turns it into decisions you can defend to your client, your auditor and your insurer. Same SFG20 compliance. More assurance, not less.

The PPM requirement doesn't change. How it's delivered does.
A planned visit proves an asset worked that morning. Acutro Core proves it all year, with a reading every few minutes and the duration and trend behind every decision. Maintenance is delivered and assured digitally. Every task stays on the schedule, and every one is evidenced.
Data-led by default
Why data-led maintenance should be the default way we run buildings.
Calendar maintenance was designed for buildings that couldn't report on themselves. Today's buildings can. Running them on the calendar alone means ignoring evidence that's already there.
The data already exists
A modern BMS, meters and IoT sensors report every few minutes. A twice-yearly visit reads none of it.
The schedule assumed no evidence
SFG20 frequencies exist because nobody could see the asset in between. Once you can, the evidence can be gathered continuously and the task assured digitally in Acutro Core. Statutory tasks stay physical.
Engineers are the scarcest resource
Hours spent proving healthy plant is healthy are hours not spent on the faults that matter.
Clients want proof, not attendance
Owners, auditors and insurers increasingly ask how an asset performed all year, not whether someone visited in March.
Net zero runs on performance
The same data that proves maintenance finds plant running out of hours and controls fighting each other.
AI needs governed data
No AI can reason about a building whose data is scattered and inconsistently named. Data-led operation is how you get the data layer AI needs.
Calendar where you must, data-led where you can. Every task is assured; physical attendance goes where the data says it is needed.
Who decides
Software doesn't sign anything off. People do.
The objection we hear most is that a platform isn't a competent person. We agree. It was never meant to be one. Acutro supplies the evidence; your people make the decision and do the work.
Monitor
DyLo watches every enrolled asset 24/7 against its parameters and Asset Health Score.
Propose
Supervised AI drafts the outcome: completion, fault, intervention or controls change, with the evidence behind it.
Approve
The FM operator on site approves or co-signs. Every DLM completion, fault outcome and controls change.
Record
Core logs who, what, when, why and under whose authority. The log travels into your CAFM.
Execute
Engineers do the work through the existing CAFM process, evidence in hand, and take the credit.
Worked example · SFG20 59-06 fan coil unit
One fan coil unit. Same 17 tasks. One visit, not two.
Five inspection and test tasks are assured digitally, proved continuously by rules, with a physical task raised the moment a rule fires. Filters, condensate and casing stay physical, done once when the data says the unit is loaded. The general inspection gets longer, so nothing above the ceiling goes unseen. Statutory lines run on their own BS 7671 cycle.
45 minutes per unit, per year, assured digitally rather than by attendance. Engineers spend that time on condition-based work, which brings reactive spend down.
Basis: SFG20 59-06, schedule v8, generic four-pipe FCU, minutes per unit per year with the 4 statutory minutes in both totals. A coverage-weighted ceiling from task analysis on a well-instrumented unit, not a measured outcome.

The Integrated Data Layer
Everything starts with data you own, named once.
Data-led maintenance, energy optimisation and AI all fail on the same thing: a building whose data is scattered across vendors and named a different way by each. The Integrated Data Layer ingests every system once, normalises and tags it to one standard, quality-checks it and exposes it through governed APIs. Every application, ours or anyone else's, reads from the same truth.
How the data layer worksAcutro Core AI
Ask your building. Get the evidence.
Ask Acutro Assistant why an asset scored 62 and get the evidence: the rules that fired, the trend behind them and how much to trust the data. Not a chatbot bolted on the front. A small, domain-specific model under the product, reading normalised telemetry, rule definitions, event history and the audit trail directly.

What changes
More eyes on the asset. A named person on every decision. A record that didn't exist before.
Benchmarks from comparable deployments, not a guarantee for any one building. We agree measurable KPIs at kick-off and report against them.
Built to be defensible
Nothing ripped out. Read-only. Your data, always.
Partner programme
Owners specify the standard. Certified FM partners deliver it.
FM providers, consultants and technology specialists build data-led maintenance into their contracts on Acutro Core, through the same governed APIs we use.
